Bahama Village Docks, Real Estate, Sales and Transfer Information 

Bahama Village Docks, Inc. (BVD) (Telephone (619) 423-4657) is a California non-profit mutual benefit corporation set up by a court order 30+ years ago to prevent the boat slips surrounding Bahama Village in Coronado Cays from becoming a commercial marina open to the public. Bahama Village slips can only be used by Bahama Village homeowners or residents.

 

BVD is managed by a volunteer Board of Directors consisting of five Class A shareholders. The Board is responsible for assigning all slips, collecting fees/assessments, paying expenses, and maintaining the boat dockage systems of slips, ramps, and utility services.

Unlike other marinas or private docks in southern California, the slips of the Bahama Village Docks do not occupy leased property. The BVD slips occupy an easement in perpetuity as described by a Corporation Grant Deed. The deed and legal description of the property can be found in the County of San Diego, San Diego CA Document-Year 1989 647518. 

 

There are 111 Class "A" Memberships in the BVD corporation. That number reflects that there are 111 residences and 111 useable mooring slips in Bahama Village. Only homeowners in Bahama Village can own a Class 'A' Membership in BVD and a homeowner may own only two Class A Memberships per property owned in Bahama Village.  Class 'A' members have a vote in BVD. As of May 2024, 83 homeowners own a total of 104 of the 111 authorized shares.

 

Bonafide homeowners in the Bahama Village may purchase a Class A Membership from the corporation. Those memberships are priced at $59,485.00 until 15 November 2024. 

 

The Class 'A' Membership allows "use" or "reservation" of a moorage slip. If a slip is used, an assessment fee applies which is significantly below the market rate. Currently, each Class 'A' Member pays an Annual assessment whether a slip is being used or not. Slip fees currently run between $116 to $194 per month, which includes the cost of water and electrical service.

 

Bahama Village owners who do not own a Class "A" Membership  are considered Class "B" members. Renters in Bahama Village are considered Class "C" members. Class B and C members have no vote in the corporation and may not hold office. However, Class "B" and "C" members are eligible to use a slip in the Bahama Village Docks at market rates. Currently, their assessment use fee is set at four times the Class A assessment or between $464 to $776 per month.

 

Class "A" Memberships typically transfer to new owners with the sale or transfer of ownership of a home. Such transfers incur a $250 transfer fee and require BVD Board approval. These transfers should be included in the escrow process.

 

Class "A" Memberships may be bought and sold amongst Bahama Village residence owners. There is a $9,000 transfer fee paid to Bahama Village Docks, Inc. upon a Class "A" Membership sale from one residence owner to another, and the sale requires BVD Board approval.

 

Class A, B, and C members may pay a fee to use storage racks for kayaks, SUPs, jet skis, and other small watercraft. During non-Covid years, BVD Inc has traditionally sponsored one major social event per year on Super Bowl Sunday.
